Don’t list appliances as part of the sale. State that you are leaving appliances with no guarantee in ads and final contracts. During 30-day closing periods, buyers can tour the home and have it professionally inspected. Outdated or defective appliances can nix the deal or launch frivolous lawsuits if they are officially part of the sale.
